Second, construction vintage matters — but land wins. The oldest home on this list (1067 Westway, built 1996) still traded at $15 million because the underlying parcel — 100+ feet of Gulf frontage on 1–2 acres — is irreplaceable. The buyer paid for the land. The home is secondary.

Third, two of the five sold in zero days on market. That means the deal was done before the listing ever went public. At this price point, the best properties rarely reach the open market in the traditional sense. Relationships and market intelligence matter more than MLS alerts.
