In Sarasota's 2026 market — where homes are averaging 97 days on market and buyers are scrutinizing condition more carefully than at any point in the past five years — your home's first impression isn't just curb appeal. It's leverage. A buyer who pulls up and sees a tired, unmaintained exterior is already negotiating before they open the door. A buyer who pulls up and sees a sharp, well-kept home walks in ready to fall in love. The difference between those two experiences often costs less than $500.


Why Curb Appeal Matters More in Sarasota Than Most Markets

Sarasota is a visual city. The weather means buyers spend more time outdoors, neighbors invest more in their landscaping, and the benchmark for a well-maintained exterior is higher here than in most markets in the country. Buyers relocating from the Northeast or Midwest arrive expecting the Gulf Coast aesthetic — manicured tropical landscaping, bright paint, clean driveways. When a home doesn't meet that expectation from the street, it sets a ceiling on the showing before it starts.

There's also a practical reality in 2026 specifically: with buyer competition lower than in 2021–2023, every showing is more valuable. Buyers today have options. When they're choosing between two similarly priced homes, the one that looked better from the street wins the offer — consistently.

This is the single highest-ROI thing you can do before listing — and it's almost always the first thing skipped. Pressure wash the driveway, walkways, front porch, exterior siding, and any pavers. 05 — Replace the front door hardware

Tarnished, dated, or mismatched door handles, knockers, and kickplates age a home instantly. A new brushed nickel or matte black hardware set takes 30 minutes to install and costs under $50 for a basic package. If you'd rather save the money, remove your existing hardware and spray-paint it with Rust-Oleum metallic spray in a consistent finish — it looks nearly identical at a fraction of the cost.


06 — Clean and reseal the driveway

A freshly painted front door shows up in the photo. Clean, mulched beds show up. A pressure-washed driveway shows up. New house numbers show up. If an improvement isn't visible in a listing photo, it should still be done — because buyers who tour in person are equally discerning. But the photo is the first filter, and everything on this list passes it.
